I is for INCOME

Your income is the first thing to consider when looking at a home. Not only paying your mortgage but

utilities, insurance, and taxes. Also want some money on hand for maintenence and improvements. 

D is for DISTANCE

Distance from the places you travel most frequently. Making sure that you are able to commute comfortably to all your favorite people and places near and far.

Location is everything!

E is for EVERYONE

Every member of your household including pets and guests need living space that is suitable now and will also be adequate for future changes too.

A is for Area

Area you want to live work and socialize. Whether you want  big city or small town surroundings. Neighbors or wilderness it just has to feel like home.  

L is for LIFESTYLE

Lifestyle, your home should be suited to handle our everyday activities, chores, storage needs, conveniently and stress-free. Home is where life happens after all.

There is no such thing as a perfect house... but it may be IDEAL

The first lesson every home-buyer learns is that real estate listings are overrated - you think you found "the one" and all you found was really flattering photos of a less than desirable home. Minutes before you arrived you were ready to sign the check to make this place your own. Seconds after - you never even want to see it again. We have all been there - with houses, cars, and even with other people.


Most houses have survived several lifetimes and undergone changes based on factors of economy, environment, and society. There is so many details to consider when shopping for a home and what most people do not realize is - it is a total waste of time if you do not have a definitive check-off list of must haves/have nots. Each house has it's good and bad points - some are obvious and some are not. Buying a home too quickly can often cause regret because there were a few practicalities that went right out the window in favor of excitement. 

Looking at houses is fun - no doubt! However - you don't want to spend month after month looking at homes in your free time. You want to target homes that suit every aspect of your life - That is how to find your IDEAL home. 


Allow me to explain my definition of an IDEAL home...

I is for INCOME, it's a wonderful thing to own a home but it isn't your only expense. Be comfortable with your mortgage payment by getting a pre-qualification from an experienced broker. Too many people get a number in their head and fail to realize that is the MOST the bank assumes you can afford. They do not take into consideration other household expenses that will incur after the loan closes. Be sure to keep within your budget so as to not put yourself in debt.


D is for DISTANCE, How far do you want to travel for work? For groceries? Restaurants? School? Estimate an acceptable time allowance for all your regular commutes, activities, and errands. Life is easiest when its also convenient.


E is for EVERYONE, Each member of your household has their individual needs now and into the future. Can the house accommodate various changes as needed over time? How about pets? Even frequent guests who may need their own space or have special needs.


A is for AREA, Even though some areas are considered "better" than others, ONLY your opinion matters. Property/School Taxes may vary, but what you get for the money can determine which utilities, waste management, public services/schools are the best suited for your needs. Life in the suburbs may be appealing but public water/sewer and a plowed road may be a more sensible alternative.


L is for LIFESTYLE, your IDEAL home should benefit every aspect of your life not limit it, or make it more challenging. Be realistic about the condition and required maintenance of a house. Consider the amount of time, and money you will have to do stuff around the house in balance with what it needs. Sometimes spending a little more on a house that needs less is just common sense.
